Residential Inspections
A Home Inspection is an objective visual examination of the physical structure and systems of a home, from the roof to the foundation. The standard home inspector’s report will include an evaluation of the condition of the home’s heating system, central air conditioning system, interior plumbing and electrical systems, the roof, attic, and visible structure. If problems are found, the inspector will refer you to the appropriate specialist or trades person for further evaluation.
Commercial Inspections
At Searchlight Home Inspections, we specialize in helping you assess the risks and costs of both commercial and high-end residential properties. Our commercial inspections are designed to provide commercial property buyers and sellers with maximum benefits by identifying issues and potential repairs with matchless precision.
We know that investing in a commercial property is not an easy decision to make and that’s why we strive to help you avoid unnecessary risks and go through the transaction process without a hitch.
Home Warranty Inspections
Are you almost at the end of your Home Warranty period? Then it’s time for a third party inspection to document the condition of your home’s systems and components and their condition. We perform a visual inspection to uncover concerns or potential issues that need to be addressed by the builder for a new home or the home warranty company for an existing home prior to the home warranty period ending. This can save you thousands of dollars by identifying any issues early on avoiding potentially hazardous and expensive repairs if not detected. A detailed written report will be provided after the inspection for your reference and can be emailed directly to you. This inspection should be scheduled a couple months prior to the end of the warranty period or 10 months after the close of escrow on a new home.
Pool & Spa Inspections
There are four phases to a Pool and Spa inspection of the accessible systems and components which are listed below.
Pool and Spa placement and protection: Including fencing, self closing gates, clearances to electrical wires, location of electrical outlets and clearance away from the pool or spa.
Pool and Spa shell (vessel) and coping: Including the pool and deck surface condition checking for cracks, discoloration, open joints, and defects as well as the coping surrounding the pool. Presence of Anti-vortex drain covers are noted and recommended for increased safety on any pool or spa.
Pool and Spa equipment: This includes inspection of pool/spa lights, the presence of GFCI devices, junction box condition and location. Other equipment such as pumps, heaters, filters, pipes, timers, controls, skimmers are inspected. The presence of proper weatherproof boxes, fittings, and conduit is noted for all electrical connections.
Pool and Spa equipment operation: Pool & Spa lights are operated and inspected for the presence of GFCI devices and the location of the junction box. The pump and filter is operated and inspected for leakage and proper filtration. The heater is activated and inspected for proper burn and the blower is activated testing for proper air supply.
After your pool and spa inspection you will receive a report documenting the information which can be emailed directly to you. A summary of the report will include general maintenance tips and identify areas in need of attention. The report can provide the necessary information to make a secure investment in your future pool or spa.
