Residential Inspection
Whether you’re buying or selling or in your first year of ownership, an impartial third-party inspection could save you thousands of dollars. Knowing the condition of the property will ensure you are asking or offering fair market value, and will identify any issues prior to the purchase or sale of your home, helping to avoid any renegotiations once the sale is in process.
Home Warranty
Are you almost at the end of your Home Warranty period? Then it’s time for a third party inspection to document the condition of your home’s systems and components and their condition. We perform a visual inspection to uncover concerns or potential issues that need to be addressed by the builder for a new home or the home warranty company for an existing home prior to the home warranty period ending. This can save you thousands of dollars by identifying any issues early on avoiding potentially hazardous and expensive repairs if not detected. A detailed written report will be provided after the inspection for your reference and can be emailed directly to you. This inspection should be scheduled a couple months prior to the end of the warranty period or 10 months after the close of escrow on a new home.
Environmental Issues
Environmental testing helps homebuyers uncover issues that could impact their families’ health. For example, we’ve seen a seller move out, and the incoming buyer became sick due to the well water. It’s best for everyone to know up front what the issues are. Once you buy a home, you’re less likely to do any future testing.
